Lake Forest, California
Older tracts and new construction alike.
Lake Forest splits cleanly in two. The original tracts around the lakes date to the 1970s and are due for real exterior maintenance, while Foothill Ranch, Portola Hills and Baker Ranch are far newer and mostly need color changes and interior work.
Local considerations
On the older homes, fascia rot, failed caulk joints and chalked stucco are common. We price the repair honestly up front rather than discovering it halfway through the job.
Foothill Ranch, Portola Hills and Baker Ranch all run approved exterior palettes. We handle the submittal the same way we do in Mission Viejo.
Homes backing the canyons and foothills take more wind-driven dust and sun than the interior of the tract. Those elevations need a more durable spec.
