Newport Beach, California
Coatings that stand up to salt air.
Painting near the water is a different job. Salt air, marine layer and constant humidity attack coatings and fasteners far faster than they do inland, and the wood trim common on older Newport properties shows it first. A repaint here lives or dies on prep and product choice.
Local considerations
On the peninsula and near the harbor we wash down salt deposits, spot-prime bare and rusting metal, and use coatings rated for marine exposure. Skipping the wash traps salt under the paint and the finish fails early.
Older Newport homes carry a lot of exterior wood. Rot and open joints get repaired and sealed before coating, because paint over a soft or open joint buys a season at most.
Balboa Island and the peninsula have narrow streets, shared walls and limited staging room. We schedule and stage around that, including permit parking where it applies.
If your street isn't listed, we almost certainly still work there — give us a call and we'll confirm.
